You’ve decided to list your property on Airbnb and host your first guests, but what will make your property stand out from the crowd and ensure your guests give you a positive rating?
When renovating his property and getting it ready for the Airbnb listing, Mark Hodge decided to style the fully furnished apartment into a chic, cosy studio.
With a great location in Surrey Hills, Mark provides guests with everything they need for a comfortable, enjoyable stay.
His essential items… good quality linen, fluffy towels, all the right cooking utensils and WiFi.
WiFi has become a “must have” for travellers, allowing them to work, stay in touch with family and friends, be entertained and research the local area and attractions.
Mark states that in the beginning, between 60-70% inquires would make a booking based on the provision of WiFi.
When recounting a very impersonal experience at an Airbnb apartment in San Francisco, Deborah asks Mark to describe what other fundamental items a host should supply to provide their guests with a memorable, stand-out experience.
Because this is an investment property for Mark and not his home dwelling, he is very focused on making the guests feel at home by ensuring they have items like washing powder, cleaning products for any spills and plenty of toilet paper.
Because Mark is able to establish a relationship with the guest online prior to arrival, he is able to identify any specific requests the guests may need. eg, tea and drip coffee etc.
So far, Mark’s attention to detail has been a winning strategy with consistently high rankings and the feedback from guests.
